The Central Florida GreeneWay (State Road 417) runs near the community and is the main route most residents use to reach other parts of the Orlando metro, including downtown Orlando.
Like anywhere in a large metro area, actual drive times depend heavily on time of day and exactly where you're headed. If your commute is the deciding factor in a move, the only reliable way to know is to drive the specific route yourself, at the time of day you'd actually be driving it, before you sign anything.
What life feels like once you're here
Lake Nona reads as a newer, more planned community than much of the surrounding Orlando area — wide trail networks, a walkable Town Center, and neighborhoods built with parks and green space designed in from the start rather than added later. It tends to appeal to people who want suburban space without giving up walkability entirely, and to people drawn to the community's tech and healthcare institutions, either as employers or simply as neighbors.
It's also still growing. Parts of the community are well-established with mature landscaping and a settled feel; other pockets are newer construction, still filling in. That mix is worth experiencing in person — the "feel" of one part of Lake Nona can be noticeably different from another just a few minutes away.
A practical planning checklist
- Drive your actual commute route at your actual commute time, more than once if you can.
- Visit on both a weekday and a weekend — the community feels different depending on when you see it.
- Confirm current school zoning for any specific address you're considering directly with Orange County Public Schools.
- Walk or bike a stretch of the trail network to get a feel for connectivity from a specific neighborhood.
- Ask about HOA structure and fees — they vary by neighborhood within Lake Nona and are worth understanding before you fall in love with a specific street.
- If flood zone or insurance questions matter to you, as they should anywhere in Florida, get specifics for the exact parcel, not just the general area.
